I prepare Affidavits of Fact based on recorded foreclosure documents. These documents include:
• Deed of Trust/Mortgage
• Note
• Substitution of Trustee
• Assignment of Deed of Trust/Mortgage
• Notice of Default
• Notice of Trustee Sale
• Various other documents
Affidavits are prepared pursuant to the actual language in the above listed documents. My specialty is performing an analysis to determine whether or not the foreclosing entity has the valid chain of title granting them the right to foreclose.
I also perform research on Deeds of Trust/Mortgages and Notes. I provide an expert opinion on whether a loan (the sum of money lent to a person by another person or entity) was ever actually obtained by the homeowner from a lender. In my experience I have uncovered a vast array of legalese and word trickery that convinces most homeowners they have been lent a sum of money from a bank purporting to be the lender when in fact an actual loan never took place.

I examine the title documents to see if properties are being unlawfully foreclosed by banks having no valid chain of title in which to do so. These foreclosures are usually predicated on the banks filing false and/or forged documents into the County Recorder’s office. In most states, the filing of false and/or forged documents into a County Recorder’s office is a felony.
Through the American Association of Notaries, I have access to research the laws regarding Notaries Public in all 50 states. I attest in my Affidavits of Fact to acts of notary fraud, or improper notarizations pursuant to the laws for notaries that apply in the state the notarizations were completed.
