Some homeowners like Cheryl Colin choose to shell out thousands of dollars for a lawyer to help with her loan modification from start to finish.


'It's less stress, and I don't have to worry about did I do something wrong,' Colin said. After a year, her lawyer delayed her foreclosure date, but he has not negotiated a successful loan mod yet. She still thinks the expense was worth it.

However, many lawyers admit they are no more successful than HUD-certified housing counselors, and the counselors provide their services free of charge. Attorney Alan Ginsberg of Community Legal Services says homeowners with complicated cases may need a lawyer's expertise. He"
